• For the months of July and August, rentals are weekly only.

  • For weekly rentals:    Check in Sunday @ 4:00  p.m.      Check out Saturday @ 11:OO a.m.

  • A $600 Security deposit is required before final confirmation of the rental.

  • Full payment which includes security deposit, rental fee and cleaning fee are due 2 weeks after confirmation.


  • Cancellations /Refunds: . Travelers who cancel at least 60 days before check-in will get back 100% of the amount they've paid. If they cancel between 30 and 60 days before check-in, they'll get back 50%. Within 30 days, no refunds will be given.

  • Security deposit will be refunded within 3 weeks after departure date.  Deductions will be made for missing items, damage, or if 
      extra cleaning is required.

  • Please leave the unit neat and clean.. 


  • There will be no entry to locked rooms or closets.

  • Absolutely no pets allowed.


  • No smoking allowed inside the unit.


  • The power boat and sailboat cannot be used.


  • In the event of any dispute between the parties which arises under this Rental Agreement or use of the Rental property, such dispute shall be settled by arbitration in aCcordance with the rules for commercial arbitration of the American Arbitration Association (or a similar organization) in effect at the time such arbitration is initiated. A list of arbitrators shall be presented to the Claimant and Respondent from WHOM one will be chosen using the applicable rules. The hearing shall be conducted in the City of Amherst, New York unless both parties consent to a different location.


  • The decision of the arbitrator shall be final and binding upon all Parties.  The prevailing party shall be awarded all of the filing fees and related administrative costs. Administrative and other costs of enforcing an arbitration award, including the costs of subpoenas, depositions, transcripts and the like, witness fees, payment of reasonable attorney's fees, and similar costs related to collecting an arbitrator's award, will be added to, and become a part of, the amount due pursuant to this Agreement. Any questions involving contract interpretation shall use the laws of New York. An arbitrator's decision may be entered in any jurisdiction in which the party has assets in order to collect any amounts that may be due.
